The following is a list of what each client of The Good Guys should expect to receive throughout a real estate listing/sale transaction:
- From our first meeting until the day you move, we'll be with you every step of the way
- Research all comparable properties currently listed and sold
- Prepare a CMA - Comparable Market Analysis
- Explain agency relationships and determine seller's preference by completing consumer notice form
- Provide overview of current market conditions and projections
- Review and explain all conditions in the listing contract before obtaining seller's signature
- Identify and obtain all property information including mandatory Seller's Disclosure
- Review the benefits of a Shipley Home Warranty
- Review a personalized marketing plan for maximum exposure to buyer
- Continuously monitor all showings
- Provide seller with marketing data and feedback
- Evaluate and negotiate the sales contract
- Provide settlement closing costs estimates
- Coordinate sales process, ie: home inspections, mortage documents, appraisal, making sure all requirements are met
- Coordinate settlement with lender and settlement agent
- Attend settlement representing client
- Settlement follow-up

MULTIPLE LISTING SERVICE - More than 1400 licensed realtors and their buyers will have immediate access to your property information. This includes a full property description, room sizes, included items and multiple pictures of the inside and outside of your property.
FREE "SHIPLEY HOME COMFORT" WARRANTY - Morgan Collins is the only company to include a warranty for the buyer at no cost to the seller. This warranty will cover the heating system, air conditioning, ductwork, and water heater for one year. It distinguishes your home from other comparable ones.
360° VIRTUAL TOUR - Your home will receive virtual tour including at least four 360° images and twelve still images. This tour is featured in our local MLS, Realtor.com, and numerous other real estate related website. Statistically, listings with virtual tours receive 40% more views than listings without. ONLINE CLASSIFIED SYNDICATION - A professionally designed online brochure will be posted on classified sites including: Craigslist.com, Trulia.com, Zillow.com, Local.com, Lycos.com, Backpage.com, DotHomes.com, GoogleBase.com, HotPads.com, Oodle.com, Properazzi.com, Vast.com and more.
YORK SUNDAY NEWS - Morgan Collins has page 3 of the HomeSource publication circulated every Sunday in York and Northern Maryland as well as surrounding counties.
POSTCARD ADVERTISING - When your property is listed, we will send postcards to the 50-100 closest properties surrounding yours to let fellow neighbors know that your home is listed. Often times your neighbors know people that would like to move into the neighborhood.
HOME BY DESIGN MAGAZINE - This magazine is sent to all our previous clients from our past 18 years of business. It is a high quality marketing piece that features ideas on home décor, gardening, and recipes.
THE SPOT ADVERTISING - Your property will be advertised as part of a slide show playing on large plasma TV's in the following locations: The Blast, York Ice Arena, Strictly Fitness, White Rose Bar & Grill, The Athletic Club, York City Redevelopment Authority and 2 Dunkin Donuts locations.

Leave a comment » 2009 York/Adams Home Sales StatisticsComparing 2009 Real Estate sales in York & Adams Counties to 2008The Realtors Association of York and Adams Counties (RAYAC) reports that a total of 647 homes were sold in Adams County in 2009, a decrease of 7%. In York County, 4046 homes were sold in 2009, a 4% increase from 2008. The median sales price in Adams County was $185,000, a 7% decrease from last year. In York County the median sales price in 2009 was $159,900, reflecting a drop of only 3%. "Starting in June, each month we have seen a positive increase in the number of homes sold in York & Adams counties," stated Kraig Hursh, 2010 RAYAC President.
