The following is a list of what each client of should expect to receive throughout a real estate listing/sale transaction:

  • From our first meeting until the day you move, we’ll be with you every step of the way
  • Research all comparable properties currently listed and sold
  • Prepare a CMA – Comparable Market Analysis
  • Explain agency relationships and determine seller’s preference by completing consumer notice form
  • Provide overview of current market conditions and projections
  • Review and explain all conditions in the listing contract before obtaining seller’s signature
  • Identify and obtain all property information including mandatory Seller’s Disclosure
  • Review the benefits of a Shipley Home Warranty
  • Review a personalized marketing plan for maximum exposure to buyer
  • Continuously monitor all showings
  • Provide seller with marketing data and feedback
  • Evaluate and negotiate the sales contract
  • Provide settlement closing costs estimates
  • Coordinate sales process, ie: home inspections, mortage documents, appraisal, making sure all requirements are met
  • Coordinate settlement with lender and settlement agent
  • Attend settlement representing client
  • Settlement follow-up
