Seller Representation
The following is a list of what each client of should expect to receive throughout a real estate listing/sale transaction:
- From our first meeting until the day you move, we’ll be with you every step of the way
- Research all comparable properties currently listed and sold
- Prepare a CMA – Comparable Market Analysis
- Explain agency relationships and determine seller’s preference by completing consumer notice form
- Provide overview of current market conditions and projections
- Review and explain all conditions in the listing contract before obtaining seller’s signature
- Identify and obtain all property information including mandatory Seller’s Disclosure
- Review the benefits of a Shipley Home Warranty
- Review a personalized marketing plan for maximum exposure to buyer
- Continuously monitor all showings
- Provide seller with marketing data and feedback
- Evaluate and negotiate the sales contract
- Provide settlement closing costs estimates
- Coordinate sales process, ie: home inspections, mortage documents, appraisal, making sure all requirements are met
- Coordinate settlement with lender and settlement agent
- Attend settlement representing client
- Settlement follow-up
